This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Non-QM Underwriter based in the United States. This role is responsible for evaluating complex Non-QM mortgage transactions with a strong focus on credit quality, compliance, and risk management. You’ll review borrower profiles, income documentation, collateral, title, appraisals, and other supporting documentation to determine loan eligibility. The position requires advanced judgment when working with self-employed borrowers, alternative income sources, complex properties, and non-standard loan scenarios. You’ll manage a high-volume pipeline while maintaining accuracy, quality standards, and contractual turnaround times. Close collaboration with processors, loan officers, account managers, clients, and internal teams will be essential to moving files efficiently toward final approval. You’ll work in a fast-paced environment where independent decision-making, regulatory knowledge, and attention to detail are highly valued. Accountabilities: As a Non-QM Underwriter, you will conduct comprehensive credit and collateral reviews, assess complex borrower situations, and ensure loans meet applicable client, investor, regulatory, and internal requirements. Review loan files thoroughly to identify deficiencies, risks, and issues and determine appropriate underwriting decisions. Manually calculate income across Non-QM programs, including complex self-employed borrowers, layered income sources, and variable cash flow. Analyze alternative income documentation such as DSCR, 1099 income, asset utilization, asset depletion, 12- and 24-month bank statements, tax returns, VOE, P&L statements, and rental income. Review W-2, overtime, bonus, commission, retirement, Social Security, alimony, child support, and other applicable income sources. Analyze complex and high-page-count tax returns and perform REO analysis. Review title documentation to ensure clear title at closing. Review trust, LLC, and corporation documentation as part of the underwriting process. Review condominium documentation for both warrantable and non-warrantable projects, including new construction, in accordance with applicable client and investor requirements. Complete comprehensive reviews and sign-offs of appraisals, SSRs, CUs, LCAs, and CDAs. Accurately analyze AUS results from Fannie Mae and Freddie Mac systems. Evaluate Non-QM applications for compliance with client and investor guidelines, overlays, company policies, and applicable regulations. Read, interpret, and apply multiple sets of client and investor underwriting guidelines. Identify and mitigate potential risks associated with Non-QM transactions. Provide concise and accurate loan conditions and clear outstanding conditions while meeting required turnaround times. Meet contractual turn times for initial, resubmission, and clear-to-close reviews without compromising quality. Communicate professionally with processors, loan officers, client account managers, and other stakeholders by phone, email, or client portals to move files toward final approval. Maintain accurate data within the loan origination system. Support multiple loans for individual borrowers, including situations involving up to ten loans for a single borrower. Maintain acceptable quality-control and post-closing error metrics. Train and mentor peers and contribute to knowledge sharing across the underwriting team. Requirements: The ideal candidate brings extensive hands-on Non-QM underwriting experience, strong regulatory knowledge, advanced analytical capabilities, and the ability to make sound independent decisions in a high-volume environment. 5+ years of recent, hands-on Non-QM underwriting experience. Recent experience underwriting Non-QM loan programs in a high-volume environment while consistently maintaining quality, accuracy, and SLA performance. Thorough knowledge of current Non-QM regulations and borrower profiles, income structures, and documentation requirements. Strong understanding of federal and state mortgage banking laws and regulations, including TILA, ECOA, and RESPA. Full understanding of current Fannie Mae and Freddie Mac underwriting guidelines. Expert knowledge of AUS results and the ability to accurately interpret automated underwriting findings. Strong experience reviewing title documentation, appraisals, SSRs, CDAs, and complex or unique property types. Experience reviewing warrantable and non-warrantable condominium projects, including new construction. Strong knowledge of trust, LLC, and corporation documentation. Demonstrated ability to calculate full and alternative income documentation methods across a wide range of borrower scenarios. Experience with Non-QM loan origination systems and related underwriting software. Exceptional organizational, analytical, critical-thinking, and problem-solving skills. Strong customer service and communication skills, with the ability to work effectively with internal and external stakeholders. Ability to make independent underwriting decisions and manage complex files with minimal supervision. Ability to prioritize and manage multiple tasks in a fast-paced environment.
